This is another of Danielle Mateu’s upcoming foreclosure listings situated in Drexel Hill PA.  The home itself is located on Windermere Av two blocks south of Garrett Rd, two blocks west of Lansdowne Av, and 1 block north of Lansdowne Borough.  The tax records have the property listed as part of Drexel Park Garden, but it is actually just adjacent to Drexel Park Plaza and south of Drexel Park.

The home itself is a nice four/five bedroom, two bath single family home located on the west side of Windermere.  It has a nice large lot with a small driveway on its left side but no garage.  The interior appears to have been recently painted and carpeted and it does have an updated kitchen and bath.  The potential issue in the property is the evidence of water/moisture in the basement and possible resulting problems as the property has been vacant for a bit.  As with any foreclosure a potential buyer must be ready to do some additional work and be prepared to do the due diligence to clarify any potential issues.  The overall home can best be seen in the video:

Since this is a fairly small area with a mix of single family homes, twins, and rows in nearby areas, the pricing has varied quite a bit over the last few years.  In 2005, the average sales price was $238,000.  This dropped to $229,000 in 2006, rose to $251,000 in 2007, dropped to $187,000 in 2008, and there has been one settlement on Windermere this year for $200,000 with a $4900 assist.  There are also two additional homes under contract with an average asking price of $212,000 and 8 additional homes currently available with an average list price of $223,000.

This remains a very popular area due to its convenient access to the main local arteries of Garrett Rd and Lansdowne Ave.  It also has immediate access to the 101 Trolley with two stations about 4 blocks walking distance and the SEPTA R3 Regional Rail line has a station just to the south in Lansdowne.
